4. If the seller owns the land by purchase, his purchase deed should be checked against the record of the seller to ensure that the ownership is correct.
5. If the seller of the land has inherited the land, it should be carefully checked whether his name is there in the latest survey certificate. If the seller's name is not there in the latest khatian, then it should be carefully verified whether the seller's name is related or blood related to the original owner from whom he inherited the land. Legal experts also say that if something is written in the comment column of the field sheet like (AD), then it should be understood that there is an objection at the level of verification or correctness against the said certificate, in that case, the latest status of the land should be known in the survey office before purchasing the land.
